Landlord compliance · Built in Kernow
Your lets,
kept proper.
We keep track of every certificate and deadline for your rental. We remind you in good time by text, phone or post, and book the engineer if you want us to. You stay in charge. No app to learn.
Covering all of Cornwall. Reminder-only plans available across England.
How it works
Three steps, then you can stop worrying
Free health check
We go through your property with you, in person or on the phone, and give you a one-page report of what's in date, what's due and what's missing.
We set up your calendar
Send us a photo of each certificate by text, WhatsApp, email or post. We log every date and keep a copy safe for you.
We remind you, or sort it
You hear from us 60 and 30 days before anything is due, the way you prefer. On Managed plans we book the engineer and chase until the certificate is filed.
Why Kept Proper
The middle ground between an agent and doing it all yourself
Full letting agent
Around 12% of rent
Plus fees to arrange each check. Everything's handled, but you hand over control and pay over £1,000 a year on a typical let.
Apps and spreadsheets
Cheap, but it's all on you
You enter the dates, check the dashboard, book the trades and keep up with rule changes. Fine if you love tech.
Kept Proper
From £15 a month
We do the remembering and the chasing. You keep your tenants, your rent and your decisions. A real person in Cornwall answers the phone.
Prices
Per property, per month
No percentage of your rent. Cancel any time on monthly plans.

Holiday lets & second homes

The new rules
Renting changed in May 2026
The Renters' Rights Act brought in new duties and new penalties. We explain what applies to you in plain English and add any new deadlines to your calendar.
- Section 21 has ended. Tenancies are now periodic, so paperwork and notices matter more.
- Landlords must register on the new Private Rented Sector Database.
- Rent increases are limited to once a year with the right notice.
- Pet requests need a written reply within 28 days.
We help you stay organised. We don't give legal advice; for that, speak to a solicitor or your landlord association.

- What you'll need to register, and the fines if you don't
- Where Awaab's Law and the Decent Homes Standard stand

Questions
Do I need a smartphone or computer?
No. We can remind you by phone call or letter, and you can post us copies of certificates.
Are you a letting agent?
No. We don't find tenants or collect rent. You stay the landlord and make every decision; we make sure nothing gets missed.
Who pays the engineer?
You do, directly. Use your own trades or ones we recommend. We never hold your money.
Which areas do you cover?
Managed plans cover every town and village in Cornwall. Essentials works anywhere in England.
Who's behind Kept Proper?
Kept Proper is run by Ross Jasper, a Cornwall-based housing professional with experience across housing associations, local government and supported accommodation, and a Chartered Institute of Housing qualification. Ross started Kept Proper to give Cornish landlords a simple, affordable way to stay on top of every certificate and rule change, without handing their lets over to an agent.
